Today I want to talk about the elephant in the room, mortgage interest rates. What's going on, what's happening? Should I lock? Should I float? Should I wait? Should I execute? We've got a tool on our website called the daily rate lock advisory, to help you feel more comfortable making these decisions based on actual data.
First and foremost, anyone that's telling you unequivocally, that they know what's going to happen with mortgage interest rates, I would personally avoid like the plague.
The truth is no one knows what's going to happen. We can use data to come up with a more educated best guess and that's exactly what this tool does for you. It basically compiles previous current and upcoming financial data to give you a more educated guess on what might come. The Daily Mortgage Rates, Lock Advisory also projects, based on this data, what you should do if you plan on closing in 7, 10, 20, 30, 45, 60 or more days. Every so often we see shifts in the real estate & mortgage markets, whether it be due to inflation, rising interest rates, interest rates dropping, changes in laws or rules.
These things are cyclical and sometimes catch people off guard.
When significant real estate & mortgage shifts occur, it highlights those of us who have successfully shifted through changing markets, typically, because we have mastered our craft and continue to get better.
Something that has made my transitions a bit easier over the years, is being sure to focus on providing clients with both long term and short term potential impact of decisions made throughout the mortgage refinance & home purchasing process.
Most times, the short term impact is evident, for example:
A lower interest rate will typically equal a lower payment
A temporary buydown may result in a lower initial interest rate & payment
Choosing to use a builder’s preferred lender may result in a faster route to builder concessions & contributions.
Sometimes, the long term impact or downside is more significant than the short term benefit:
That lower rate may cost thousands more and the breakeven point may be much further out than you will be keeping your loan.
The cost for the temporary buy-down is more beneficial toward other cost, possibly even a permanent buydown.
You may get a better loan by not using the builder’s preferred lender and negotiating builder concessions, using lender of your choice PRIOR to Signing anything.
By taking the time to compare long vs. short term impact of these, along with many other decisions and how they relate to your unique situation, it helps ensure that you are happy with your choices, not only at the time that you make them, but for years to come.

Waiting for mortgage rates to drop may sound like a great idea, but understanding how even a slight drop in mortgage rates could impact the market is vital to your bottom line.
A 1% drop in mortgage rates significantly impacts housing in several ways but I’m going to highlight 3 of the Big Ones:
Initially, this drop could Increase Affordability: Lower rates will make housing more affordable for buyers, potentially allowing them to afford larger homes or stretch their budgets further.
Heightened Demand: Lower rates tend to stimulate demand as more people can afford to buy homes, this could lead to a decline in available homes, increased competition, and potential bidding wars in certain areas, driving up cost.
Supply and Demand Dynamics: as I just mentioned, while demand rises, the supply of homes for sale may struggle to keep pace, potentially leading to rising home prices as sellers hold off on listing their homes in anticipation of better offers.
To put thing in perspective, the Houston housing market had 3.4 months of inventory as of 2/2024.
A 4.0- to 6.0-month supply is generally considered a “balanced market” in which neither buyer nor seller has an advantage.
Overall, a 1% drop in mortgage rates would have a ripple effect on the housing market, making homeownership more accessible for buyers, stimulating economic growth, but also highlighting the delicate balance between supply and demand.
Know one knows if, when, or how much interest rates may drop.
We do know that, over time, real estate prices continue to rise, regardless of interest rates.

Three key factors for Finding the right mortgage broker are outlined using the acronym "R.A.E":
Reliability: a quick Google search of the mortgage broker or loan officer by name "Edward Foy Mortgage" Should give you some insight on the people you are planning to invest trust, money & time with. What do past clients have to say? Lack of info is a red flag.
Availability: finding out if the mortgage broker answers calls, texts and emails, especially outside traditional working hours, will help you understand if they are the right fit. Availability is huge, especially when it comes to getting offers in and meeting deadlines.
Effectiveness: Ability to deliver on promises and projected timelines.
Is the mortgage broker known for doing what they say, are they punctual? The right mortgage broker will over deliver when guiding you through the process.
Finding out that your mortgage broker is lacking in any of these qualities can get expensive.
Do your due diligence when finding the right mortgage broker.

The strong job growth in the United States, adding 336,000 jobs, has both positive and negative implications. On the positive side, it benefits the labor market. However, it also signals a hot economy to the Federal Reserve, potentially leading to measures like interest rate hikes, which, in turn, have caused 30-year mortgage rates to reach a 23-year high of 7.84%. The real estate market is under pressure due to elevated rates, causing economic anxiety, and it's expected to lead to a decline in home sales.
The one bright spot in the job report is that wage growth has slowed, which could help slow inflation. However, the continued high interest rates are damaging various sectors of the economy, and some experts suggest the Fed should consider cutting rates next year to achieve a soft landing. Despite high interest rates, home prices continue to rise due to low housing inventory. This suggests that as long as people need housing, prices will likely keep increasing. While some potential homebuyers are holding off, it may provide opportunities for negotiation in the limited inventory.The advice is to buy a home if you can afford it, with the option to refinance if interest rates drop in the future.

I was recently reviewing some interesting stats from the Federal Housing Financing Agency (FHFA) and thought it was important to share, especially with so much doom and gloom in the media regarding interest rates.Although home prices differ in each region, the national average shows: A 57% increase in home values over the last 5 years.Values nearly tripled in the last 30 years.
So the question is: when you see a 57% increase in value over 5 years, does paying a 7-8% interest rate matter?These are not opinions, these are documented facts.
